Pre-Lease Services
During lease negotiation, E&C assists Tenants and their Brokers with review of MEP specific terms in leases as they relate to MEP buildout costs and future tenant operating expenses and MEP costs during the lease term. Each Tenant’s MEP requirements for their lease space are different and pre-lease services assure that the lease language related to these differences are addressed in a manner acceptable to the Tenant.
Lease Comparison Services:
For Tenants considering one or more building lease options, E&C can assist Tenants and their Brokers in evaluating lease space options and lease provisions from a MEP standpoint, comparing MEP requirements, systems and capacities in buildings being considered and documenting the MEP buildout differences and relative construction costs for each building, as applicable. This E&C service has allowed tenants to decide between lease options which appeared on the surface to be equal and to negotiate more favorable lease terms in a preferred building which had a higher MEP buildout cost.
